An industrial heart reimagined as a new student-led neighbourhood
Once a derelict industrial brownfield site, defined by contamination, vacancy of a previous life, this project in Lancasters industrial heart reimagines the area as a new student-led neighbourhood and catalyst for wider regeneration.

The development delivered 431 student bedrooms across four buildings ranging from three to six storeys, alongside ground-floor commercial and support spaces that bring activity and life back to the street.
Rooted in the site’s industrial past, the architecture is conceived as a series of distinct buildings set within a landscaped parkland. Our material choices, textures, openings, draw directly from the character of the former mill that stoof before it, with robust light brick grounding the buildings and weathered Corten steel crowning the upper levels. Taller forms address the main road, while the overall composition creates a varied, human-scaled environment within.
Generous public spaces are woven throughout the scheme, transforming former backland into accessible, green parkland. A mix of soft and hard landscaping, mature tree planting and bespoke seating and artworks crafted from reclaimed historic stone encourage movement, gathering and informal use, while new walking and cycling routes stitch the site back into its surroundings and reconnect it to the historic quay and riverside beyond.
Designed to BREEAM ‘Very Good’ standards, the project demonstrates how sustainable construction, careful urban planning and heritage-informed architecture can work together to reshape perceptions, support local communities and open the door to long-term regeneration.
