Our work on the transformation of an old industrial building in Spinningfields, Manchester focused on both the building envelope and the internal fit-out to create modern commercial office spaces.

Externally, we retained the building’s industrial character, carefully restoring brickwork, steel frames, and large fenestration while introducing improved insulation, energy-efficient glazing, and discreet modern interventions to enhance performance and comfort.
Internally, the fit-out was designed to provide flexible, light-filled office layouts that respect the building’s original structural rhythm. Exposed services, high ceilings, and a palette of natural materials celebrate the building’s industrial heritage, while contemporary detailing, collaborative workspaces, and modern amenities create a functional, attractive environment for commercial tenants. The project demonstrates how sensitive adaptation of industrial architecture can merge historical character with the demands of contemporary workplace design.
