The Pump house is the last remaining historic structure within the Luneside East site in Lancaster.
Our scheme seeks to retain the historic character and footprint of The Pump House while giving the building a new and viable use.

The existing brick shell is preserved, with key architectural features such as the internal brickwork, original window openings and arched perimeter walls reinstated and expressed within the design.
A contemporary extension is inserted within and above the retained brick structure, creating 35 studio residences alongside shared social spaces. This approach allows the historic envelope to remain clearly legible while introducing new accommodation that supports the wider residential community on the site.
Material choices reference the industrial history of Luneside East. There is strong evidence of historic metalworking industries across the site, including cast iron and steel production. In response, the new extension is clad in black zinc, providing a clear contrast to the existing brick fabric. As the zinc weathers it will develop a patina that visually separates the contemporary intervention from the historic structure while remaining complementary in tone and texture.
This strategy allows the project to preserve an important historic building while introducing a contemporary architectural layer, ensuring the long-term sustainability and continued relevance of The Pump House within the evolving Luneside East neighbourhood.
